Affordable housing demand is much greater than supply and we work in partnership with local authorities and developers to maximise our delivery of affordable and sustainable new homes that meet the needs of our residents, both in terms of quality and location.   
 
These are challenging times for affordable housing delivery and like the rest of the social housing sector we must focus on improving our existing assets, and balance this with the need to build more new homes. We aim to do as much as we can to stretch our budgets to maximise the delivery of new homes, as well as seeking alternative avenues for growth.” Julie Porter, Executive Director of Development. 

Our Ambition for 2030

New homes delivery – we will maximise delivery of new homes within our development areas, helping to address affordability by maximising the number of homes we offer at social rent, and continuing to offer new homes for shared ownership so that residents in our local area have access to home ownership.  
 
Sustainable, quality homes – we will aim to achieve an Energy Performance Certificate score of B or higher on 95% of the new homes we deliver, working closely with developers who share our focus on minimising environmental impact, making a positive contribution to achieving and maintaining the SHIFT Gold Standard (see also our Environmental strategy strand). 
 
Grow – to grow in sustainable locations without compromising on service, and by actively investigating alternative routes to growth, including partnerships, transfers, mergers, swaps or bulk acquisitions. 

Measuring Success

New homes completed – delivering homes to meet the needs of residents; supporting how and where they want to live.

Quality of homes delivered – ensuring that our new homes have fewer defects, to enhance the resident experience and customer satisfaction.

High standards of energy efficiency – delivering homes that are fit for the future and where possible net zero carbon ready.

Growth – considering alternative options to growth to ensure we can grow as an organisation and continue to deliver against our social objectives whilst maintaining an effective and efficient service to our residents.
