Intensive Housing Management Service

The Intensive Housing Management (IHM) service is for residents who need intensive housing management guidance and support. Our goal is to assist residents in sustaining their tenancy and to remain living independently in their own homes. 

Residents who sign up to the service will be visited monthly by one of our Intensive  Support Officers to help ensure residents are managing to remain independent within their own homes​.

Some examples of how the team can assist are:

  • Arranging repairs, aids and adaptations, and downsizing​
  • Signposting to support services to assist with reading letters, paying bills, dealing with nuisance calls, door step selling etc
  • Advice on personal safety and security​
  • Linking residents with local resources, volunteer groups and community services to prevent social isolation ​
  • Applying for funding and charitable grants​
  • Checking rent payments as we work closely with Rent Advisors and the Welfare  Team​
  • Liaising with all other relevant agencies, both statutory and voluntary, on your behalf
  • Assisting and advising you on paying your rent, reduce any rent arrears and to claim Housing Benefit and other welfare benefits
  • Helping you to keep safe by arranging health and safety and risk assessments of your property
  • Providing additional communication and assistance with door entry, fire and other safety systems as a consequence of any additional needs
  • Enhanced maintenance repair and replacement of furniture and white goods (where provided) and the property's fixtures and fittings
  • Assistance with the management of the interior and exterior, including garden areas, of the property where there is an assessed need, for example, in the case of hoarding and/clutter where this is seen as a health and safety or tenancy compliance issue
  • Ongoing advice and assistance from staff including regular and routine visits to help you with the management of your property, your tenancy agreement and to resolve difficulties and disputes, for example, with neighbours and to provide such other advice and assistance as is required for you to sustain your tenancy

There is a weekly charge for this service however if you are in receipt of the Universal Credit Housing Element or Housing Benefit the charge  may be paid by the Local Authority or the Department for Work and Pensions.
