Leaseholder
The lease is the contract which details the rights and responsibilities of the leaseholder and of the landlord. Generally, we are responsible for maintaining all communal parts such as the structure, the roof, the hallways, the communal plumbing etc. and the leaseholder is responsible for maintaining everything inside the individual flat, which includes the windows as well as any pipework or cables that serve exclusively the property.
We recover our costs of meeting our communal obligations through the service charge. See our Estate Services page for information on what could be covered by service charges. Administrative costs which are not communal, such as consents, are recovered through an administration fee which varies depending on the issue.
