The Estate Services Team undertake the estate management function to ensure that communal areas on our estates and within our flatted properties are maintained to a high standard.
Estate Management is the effective management of the environment around our properties and any common areas (within our title), to ensure that the neighbourhood is well maintained and a safe and secure place to live.
You might see our Caretakers out and about planting trees and working on other environmental improvements projects, or ensuring that the areas in and around our communal blocks are safe for our residents and any visitors. These services are tailored to different areas based on the requirements of those properties or those grounds.
Flatted Blocks
Communal block cleaning is carried out by our cleaning contractor - Ever Brite. They visit the majority of our blocks to carry out a clean every 4 weeks and will clean communal (but not individual) windows every 3 months. We do have some blocks that are only cleaned quarterly. If you would like to know when Ever Brite are due to carry out their next clean then you can check out that information on the Ever Brite website by clicking on your road/block.
Your block will also be visited and inspected every month by your area Caretaker who will make sure that the block is safe and free from any immediate Health & Safety hazards and risks. You can find out information about who your Caretaker is on the noticeboard in the communal area.
If there are any hard surfaces, grass, shrubs, or hedges in the communal gardens or grounds then, in the vast majority of cases, we will maintain these for you. This work is carried out by our Grounds Maintenance contractor – Idverde. Idverde will visit at various times across the year to carry out this work depending on seasonal requirements. Please note that during the growing / cutting season (roughly March to October) when Idverde cut the grass they will not collect the grass and the clippings will be left behind to bio-degrade.
Houses
If you live in one of our houses then you will not receive block cleaning or Caretaking services. However, as above, if there are any hard surfaces, communal grass areas, shrubs and/or hedges in communal areas near where you live – and which are our responsibility to maintain – then in the majority of cases these areas will be maintained by Idverde who will visit and carry out these works.

We don’t carry out gardening works to individual gardens but we do offer a ‘paid for’ gardening service over the spring / summer months to residents who may be unable to maintain their own gardens but want us to take care of them. If you were previously a BHA resident, your Grounds Maintenance contractor is John O’Conner and not Idverde. Please note, for this year you won’t be able to join our Assisted Gardening Scheme due to location challenges.
